Home sales and new listings were below average in July across southeastern New Brunswick.

Figures from the Greater Moncton REALTORS du Grand Moncton show a total of 268 units were sold.

That is nearly 34 per cent below the five-year average and nearly 21 per cent below the 10-year average.

President Devon Babineau said it also marked the lowest total for the month since 2016.

“New listings decreased compared to last year and remain below the long-run average,” Babineau said in a news release.

There were 428 new listings recorded last month, which was 15 per cent below the five-year average and nearly 17 per cent below the 10-year average.

Meanwhile, there were 1,031 active residential listings on the market as of the end of July, according to the real estate board.

That was 16 per cent below the five-year average and 47 per cent below the 10-year average.

“However, it is worth noting that although overall inventory has decreased year-over-year it is currently at its highest level since November 2022,” said Babineau.

The benchmark price for single-family homes continued to climb and reached $344,100 in July.

Babineau said the benchmark price has risen steadily since the end of 2022.
