Four complexes with 600 apts. proposed for Shediac

Four apartment complexes have been proposed in Shediac on land the developer would like rezoned. If approved, these apartments will be built off of Jacques Street.

Alexandre Girouard has made a request to rezone the property from the R2 zone to the R3 zone before purchasing it.

If it moves forward, his development will consist of four apartment complexes and additional recreational facilities like a pickleball court, pool, BBQ area, and more.

Stated in the rezoning proposal, the four complexes will have a total of 600 residential units.

Two of the buildings will have 170 units each, and the other two will have 130 units each. Along with this, each building will be six stories, having a height of 20 meters (66 feet).

As for parking, the proposal states that each building will have underground parking, as well as various ground-level parking. However, the amount of parking spaces is unknown.

Currently, Girouard is in the process of building a multi-family building, with plans to enter the next phase of construction in the near future. This means that “there is no intention to make the [proposed development] in the next five years,” as stated in his rezoning request.

This request will be presented at the next Shediac Planning Review and Adjustment Committee on July 17.

The proposed development is causing a stir in the neighbourhood, however. Many are saying that by continuing to build complexes like this one, it is removing the “small-town feel” that Shediac once had.

Others are stating that they are worried about the traffic flow in the area and how that will be affected with more people moving to town.

Although the rezoning itself is not yet approved, and there are many more details that have yet to be determined, this would be a major residential development for the Town of Shediac.
