Two apartment buildings proposed near RHS

Diallo Developments wants to rezone a narrow parcel of land in Riverview to build a couple of four-storey apartment buildings with at least 70 units each.

The land is between Buckingham Avenue (near Sussex Drive) and Riverview High School.

The matter came before Riverview Town Council during a Committe of the Whole meeting last week.

In a presentation to council, Eco360 planner Kirk Brewer noted how ten percent of the land must be used for public purpose.

“The end result is two public roads (cul-de-sacs) into the apartment buildings (from Buckingham). The land for public purpose would be at the end of each of those cul-de-sacs which would secure a public connection between the high school and Buckingham Avenue.”

Brewer indicated a height variation from three to four stories was also being sought in the proposal.

“Given the landscaped tree buffers – with mature and quite tall trees – and the additional setback of the buildings, staff considers this a reasonable request.”

Property owners within 100 metres of the development will be notified.

But some councillors said they had already heard from neighbours who are opposed to the project.

Some concerns raised were about the buffer zone between homes on Buckingham and the proposed buildings along with the increased traffic in the area.

Council will vote on the rezoning on March 13 and the Planning Advisory Committee will examine the matter in April.

A public hearing has been scheduled for May 8.
