Home sales remain steady in September

Home sales remained steady in Greater Moncton during the month of September, according to the local real estate board.

Greater Moncton REALTORS du Grand Moncton reported 278 home sales last month, almost unchanged from a year earlier.

But they remained between 7.1 and 20.8 per cent lower than what we would normally see at this time of the year.

“Sales in September very closely mirrored the totals from September 2022, returning to pre-pandemic levels for this time of year,” said president Devon Babineau.

Babineau said the number of new listings was down marginally from last year at just a tad below typical monthly averages.

There were 416 new residential listings in September, which was between 0.8 and 1.6 per cent below the long-term averages.

Active residential listings numbered 1,032 units at the end of September, down between 11.9 and 43.8 per cent below typical monthly averages.

“Interestingly, despite active listings persistently trailing the long-term averages, they seem to have stabilized around the 1,000 homes mark for the recent quarter,” said Babineau.

Months of inventory — the number of months it would take to sell current inventories at the current rate of sales activity — numbered 3.7, down from the long-run average of 6.8 months for this time of year.

Meanwhile, the benchmark price for a single-family home stood at $344,000, a year-over-year increase of 6.7 per cent.

“As market conditions eased slightly in the third quarter, our region’s balance moved closer to equilibrium,” said Babineau.
